21 East 12th Street

The minimalist work of this German-born architect has been described in the Wall Street Journal as “restrained and understated elegance.” Her work was also praised by The New Yorker as “a kind of gentle modernism of utter precision, with perfect proportions.” Additionally, Selldorf was named one of the Top 100 designers in the world by Architectural Digest. Her latest project showcases those rare talents right in her own New York City neighborhood, a section famed for its bohemian roots and haven to Beat Generation artists, poets and musicians.

21E12_EXT_020-300dpiAs a proud Greenwich Village resident, Selldorf wanted to create a new building local residents would appreciate – something that embraces the neighborhood’s time-honored heritage, yet conveys a progressive sensibility. “21 East 12th Street pays homage to Greenwich Village with its limestone facade and generous layouts reminiscent of classic prewar buildings,” Selldorf says. “We integrated green space throughout as an extension of the surrounding parks from Union Square to Washington Square Park. The building is set back on a podium, which provides light for every living space. It was important to design a project that celebrated the history of the neighborhood while embracing a modern aesthetic.” Designing the residential tower recessed above its two-story retail base maximizes the amount of sunlight spilling onto the adjacent sidewalks, another feature that respects this vibrant neighborhood’s venerable assemblage of low-lying storefronts and residences.

The 22-story building offers 52 condominiums ranging from one to four bedrooms, each filled with cutting-edge design features, such as Gaggenau appliances, stone countertops, glass backsplashes, white oak floors and marble baths, as well as exquisite custom finishes from Selldorf Architects’ exclusive Vica line of lighting and furnishings. Two penthouses present expansive views from floor-to-ceiling windows and private terraces, while two spacious townhouse units provide over 3,000 square feet of interior living space and 3,200-plus square feet of outdoor space. On-site amenities include a 24-hour attended lobby, underground parking, fitness center, residents’ lounge, playroom, common garden and entertaining terrace.
